Franklin Home Store does not rent to house parties and you must be 25 years old to sign a lease.

Each home is fully furnished and equipped with cookware, dinnerware, and kitchen linen. Beds have mattress pads, sheets, pillows and pillowcases, blankets and bedspreads or comforters. There are two bath towels, one hand towel, and one washcloth per person plus some extras. You will need to bring all paper goods and groceries with you. Some homes DO NOT have internet or cell phone service.

All homes are equipped with telephones for your convenience, so please make as many local calls as you like! Long-distance calls must be charged to your calling card or credit card unless otherwise stated.

Franklin Home Store makes every effort to keep properties in good working order and we maintain a 24-hour paging service for maintenance emergencies. However, no guarantees or refunds are made with regard to the mechanical failure of appliances, video/audio equipment, or any household systems. The earlier you report a problem, the sooner we can make it disappear!

Balance Due
Your lease agreement indicates the date your final payment is due. Upon receipt of the final payment you will receive directions to the home, the lockbox code and any special instructions regarding the home.

Trash Removal
You are responsible for taking all trash out of the home and to the nearest trash site. Failure to remove your trash may affect your security deposit.

Tax rates are calculated as of the time of this agreement. Tenant shall be responsible for payment of all applicable taxes according to rates in effect at the time of occupancy. At this time, state taxes are 7.75% and Macon Country Occupancy taxes are 3%, for a total of 10.75% tax.

Security Deposit
A refundable security deposit of one half of the rental rate is required and is to be paid in conjunction with the full and final payment of rent 30days in advance of your rental.

Departure and Refund of Security Deposit
Check-out time is 10:00 am. Prior to 10:00 am, please clean all dishes and return to their proper cabinets, check and clean the barbecue if you used it, remove all trash and take to the nearest recycling center (map provided). If you have the opportunity and time, starting a load (or two) of wash is greatly appreciated, if not, pile all used linens and towels the bathtub or shower. A cleaning crew will arrive at the home to launder linens, remake beds, vacuum and dust, clean the kitchen and baths, and prepare the house for the next guests. Your rental fee covers these services. The cost of cleaning the carpet, should that be needed, as well as any missing linens or accidental damage to the home will be deducted from your security deposit and/or charged to the credit card on file. Any balance will be returned within 14 days of your departure.

Cancellations made 30 days before the rental period will be fully refunded minus a $50 cancellation fee. Cancellations made within 30 days of the rental period will be refunded (minus the $50 fee) ONLY if the home is re-rented for the original terms.

Trip or travel insurance is widely available and may be found and obtained via the Internet.

Our accommodations are nonsmoking. Smoking is permitted outside the homes but please be careful of ashes and sparks, we are in a heavily forested area. Disregarding this portion of the contract will result in forfeiture of your security deposit and/or charges for cleanup.

Tenants are subject to immediate eviction without refund if pets are found on the premises of any home not allowing pets. Should the homeowner agree to pets a non-refundable pet fee will be charged. It is required that pets be kept off the furniture and beds. All pets should be on a flea control program. The pet owner is required to properly dispose of pet droppings outside of the home. While away for the day or evening, it’s requested that pets be crated in the home and not be left to wander and/or chew furnishing while the owner is away.
