MINIMUM AGE AND EVENTS: Lamplighter Realty does not rent to house parties and you must be 25 years old to sign a lease.

NUMBER OF GUESTS:  Our agreement states exactly how many guests will be on the property.  If there are more guests than the agreement permits, you will forfeit your security deposit.

SECURITY CAMERAS:  All homes have security cameras facing the drive and parking areas ONLY.  This is for your protection and ours.

SUPPLIES: Each home is fully furnished and equipped with cookware, dinnerware, and linens. Beds have mattress pads, sheets, pillows and pillowcases, blankets and bedspreads or comforters. There are two bath towels, one hand towel, and one washcloth per person. We supply two rolls of toilet paper for each bath and two rolls of paper towels for the kitchen. In addition, we supply complimentary shampoos and washing liquid (detergents), just enough to get you started, please do not rely on our supply for a longer stay or larger groups.

TELEPHONE: Many homes do NOT have a landline, please rely on your cell phone.  In the case where cell phone coverage doesn’t exist, we strive to have a landline there for emergencies. Worst case, you will need to know how to use VoIP (Voice over Internet Protocol).  This will allow you to use your cell phone even when out of range, if there is Internet service.

INTERNET: All homes have internet.  The internet name and password will be supplied to you with your instructions.

MAINTENANCE: Franklin Home Store makes every effort to keep properties in good working order and we maintain a 24-hour service for maintenance emergencies. However, no guarantees or refunds are made regarding the mechanical failure of appliances, video/audio equipment, or any household systems. The earlier you report a problem, the sooner we can make it disappear!  If for some reason, the home is uninhabitable, we will move you to another location or refund an amount equal to the days you have lost.

PAYMENTS: Bookings are not considered confirmed until a deposit has been made.  The balance of the rental is due and payable 30 days before arrival. Upon receipt of the final payment you will receive directions to the home, the lockbox code and any special instructions regarding the home.

TRASH REMOVAL: You are responsible for taking all trash out of the home and to the nearest trash site. Directions and instructions are supplied in the welcome packet.  Failure to remove your trash may affect your security deposit.  I wish we had trash pick-up, but we do not.  Be aware that trash left outdoors will attract wildlife.

TAXES:  Tax rates are calculated as of the time of this agreement. Tenant shall be responsible for payment of all applicable taxes according to rates in effect at the time of occupancy. Currently, state taxes are 6.75% and Macon Country Occupancy taxes are 3%, for a total of 9.75% tax.

SECURITY DEPOSIT:  A refundable security deposit of $100, $250 or $500 (depending on home) will be pre-authorized on your card before arrival.  It is automatically released after your departure and inspection of the premises.

CHECK- IN: Check-in time is 4:00 PM unless other arrangements have been made.

CHECK-OUT: Check-out is at 10:00 AM or before.  The maid will be there promptly at 10:00 AM.  Prior to 10:00 AM, please clean all dishes and return to their proper cabinets, check and clean the barbecue if you’ve used it, remove all trash and take to the nearest recycling center (map provided).   Leave all used beds unmade.  We appreciate your help but please do not start laundry.

BROKEN/MISPLACED ITEMS:  We all break things on occasion, please alert us so that we may replace the item. We understand accidental breakage, you will not be charged.  Malicious breakage (such as jumping on beds, furniture) will result in loss of security deposit.

CANCELLATIONS:  Cancellations made 30 days before the rental period will be fully refunded minus a $50 cancellation fee. Cancellations made within 30 days of the rental period will be refunded (minus the $50 fee) ONLY if the home is re-rented for the original terms. Trip or travel insurance is widely available and may be found and obtained via the Internet.

BBQ Grills:  We supply propane gas for the grill as well as a back-up tank.  If the primary tank has run out of gas, simply call for the combo code for the back-up tank.  After grilling, be sure to clean the grill.

SMOKING: Smoking is prohibited in ALL our properties. If there is a smoker in your group, they must smoke outdoors and dispose of cigarette butts properly.  We live in a heavily forested area and are prone to forest fires.

PETS:  Pet are not permitted at any home without prior permission and a pet addendum must be filled out and pet fee paid.  Tenants are subject to immediate eviction without refund if pets are found on the premises of any home not allowing pets or not prearranged (Pet Addendum and Pet Fee). Should the homeowner agree to pets a non-refundable pet fee will be charged. It is required that pets be kept off the furniture and beds. If a pet has been on furnishings or bedding, your will forfeit your security deposit.  All pets should be on a flea control program. The pet owner is required to properly dispose of pet droppings outside of the home. While away for the day or evening, it’s required that pets be crated in the home and not be left to wander and/or chew furnishing while the owner is away.
